The property owner has the right to apply for a development agreement and at this time no approval or decision has been made. Anybody who doesn't know what a development agreement is, it is a legally binding contract between the property owner and the town that stipulates how the development must take place on the property. It sets out standards, design requirements, terms and conditions. Every development agreement follows this process. And I'm very pleased today to have our 2026-27 operational capital budgets for council's consideration. I'd also like to thank Director of Finance Sarah Wilson and her staff and indeed all of the directors and managers who've helped develop this budget over the previous months. We've seen some very unique ways to show us how to manage our funds and a fantastic job by all of the Town of Amherst staff. I would also like to point out the engagement of all of Council in ensuring that these budgets reflected the priorities of Council while ensuring prudence in our spending programs. This year's operating and capital budgets continue to implement our strategic plan and represent generational change for the Town of Amherst. And I can tell you that I don't know anybody who treats the town money like it's her own money. And she always wants to do what's best for the town long term.
