Thank you, Your Worship. I'm going to declare a conflict on item 14.3. I'm a tenant in a building owned by the proponent in close proximity to the subject property. I don't really feel it's, I mean, if there is a pecuniary interest, I think it's speculative at best. But I do think a reasonable person could come to the conclusion that there's an appearance or a perceived conflict. So on that basis and out of an abundance of caution, I'm going to declare a conflict. Any other conflicts of interest? Seeing none. We will now read the land acknowledgement. We will begin by acknowledging that the land in which we gather is the traditional territory of the Three Fires Confederacy of First Nations, comprising the Ojibwe, the Odawa, and the Potawatomi peoples, and of the Huron-Wendat and Wyandot peoples.
