Thank you. bylaw applications at 2026 number eight so we'll welcome our senior planner miss morrison to the meeting thank you very much mayor peabody and good evening council and members of the public in attendance uh this is a public meeting for a zoning bylaw amendment the purpose of the application is to facilitate pardon me to facilitate a related consent um the consent would sever 0.78 hectares of land as a surplus farm dwelling lot from a 20 hectare property if approved this zoning bylaw will result in the severed lands being rezoned to permit a non-farm lot and the retained lands would be recognized as prohibiting the establishment of a new residential use and further a holding provision will be used to recognize areas of high archaeological potential by using the holding zone that will allow this application to proceed without the requirement for an archaeological assessment upfront. In reviewing this application, consideration was given to the policies of the Bruce County Official Plan that pertain to surplus farm residence severances. And surplus farm residence severances are generally considered to be a benefit to the agriculture area and to the farming system because it allows the owner of the lands to be able to part with a property of a home that they no longer require for and is surplus to the needs of their farming operation. This application proposes a minor variance to permit an exterior side yard reduction of five meters where nine meters is required. If approved, this will facilitate the construction of a new industrial storage building in Walkerton. The proposed reduction in the exterior side yard setback has been evaluated in the context of the site's physical characteristics surrounding road network and applicable land use compatibility guidelines. Based on this assessment, the requested variance is minor and will not generate adverse effects on the surrounding area. In reviewing this application consideration was given to the four tests of a minor variance under the Planning Act. Those are does the variance maintain the intent and purpose of the official plan.
