So while there have been threads in the past of the request they haven't been yet embedded and I think that that's really the thread that they're carrying through and placing before you today. So if we approve thi …

Good afternoon, everyone. Welcome to our August Heritage Kitchener meeting. And we have a very short agenda, so that's our reward for working quickly during the summer. First of all, I wonder if there are any pecuniary interests. Seeing none, we'll continue on. And our first item is 4.1, Notice of Intention to Designate, 87 Margaret Avenue. Victoria Gruen, Heritage Planner, will make a presentation. And I don't see any delegations here so far. So, Victoria. Thank you, Madam Chair. Heritage Kitchener and Council previously provided direction to formally initiate the Notice of Intention to Designate process. For 87 Margaret Avenue. 87 Margaret Avenue is a three-storey, mid-20th century brick apartment building constructed in the vernacular style of architecture with modest Georgian revival influences. The property is located on the west side of Margaret Avenue between Wellington Street North and Bright Up Street in the Warehouse District Cultural Heritage Landscape. Our review concluded that the property meets five criteria for designation, including design physical value, historical associative value, and contextual values. The design physical value relates to the building that is a representative example of wartime vernacular brick apartment architecture with simplified Georgian revival influences. The building is characterized by its simple symmetrical massing, central entrance bay with subtle projection, and shallow pitched roof. The building also features a rectangular pla …

We know each quarter we're going to be further away from a water capacity constraint issue and this allows development to continue and aligns when that water will be delivered with when the developments will come online. There's been significant engagement on this particular issue since December of 2025. Staff have responded to over 700 emails, have been part of 30 site-specific meetings. There was a neighbourhood information meeting held on Zoom on June 11th where the development industry both our larger development industry organizations and representations as well as the smaller developers attended. There were some follow-up meetings from that and then last week there was a meeting with the Waterloo Region Home Builders Association where we went line by line through the policy and offered explanations and made some amendments that are outlined in the staff report.
