Thank you. Welcome back. Thank you. the signage within the municipality is appropriate for its location consistent with community standards and reduced visual clutter and potential hazards so a municipal sign by law is not new all municipalities within Bruce County have one and the three quarters of Gray County have one they're typically for your more urban areas and they would include definitions for different sign types for residential commercial temporary billboards provisions outlined when a permit was required identifying exempt signs that's Colby had mentioned general general regulations respecting the location safety binding and appearance as well as specific standards for different categories they the the purpose of it is to just to ensure consistency across all signs that are erected within municipality and to provide staff with specific guidelines and policy direction as it comes towards signs and how they could all work together as I commented we have the county of Bruce sign bylaw we have the um territorial building code and then should council support a sign bylaw we would have it so if it was approved applicants would be required to obtain a building permit for signage if applicable um in the manner that Colby had mentioned um and the building department would administer both the municipal sign by law and the interior building vote which isn't different from what they are currently doing now as so a permit or a application would come in the building department w …

Thank you. We didn't receive Thank you. rigid metals. And while the industrial proposal represents a permitted and viable use aligned with this employment and land objectives, so staff are very much in support of this industrial development being proposed there. So staff are recommending that the proposals not be considered in isolation, but rather an opportunity to be explored to consider a coordinated development on the site. The second is the site access. Staff are recommending that access from industrial road be explored as it would be better support long term industrial use of the property and reduce any construction and operational impacts on the adjacent residential properties along 7th Street Southwest. So if Council looks at the site plan, the current proposed entrances off 7th Street Southwest, whereas if we were to extend industrial park road, then we would have both the entrance for the new Ridgeway development as well as battery energy both come off industrial, which I think would be would alleviate any concerns with road construction or noise going through the residential area. It is important to note that the Municipality does have statutory obligations out of the Planning Act to process this application within some prescribed timelines. Refusal or delay could result in appeal to the Ontario land Tribunal, as well as we could have additional potential legal and consulting costs not recoverable by the Municip ality. As a result, staff are not in a position to fu …
