In terms of the townhouses all along the edge, a majority of these townhouses are two-level units. Some of them, including building three and some units on building two, are three-level. But because we have some amount of grade, some portions of the multifamily building and the parkade are below grade and the parking is not visible from the street. In terms of amenities, we have some zones located here, here, and the central courtyard here, as well as some sort of natural play area here and here, where we also have some amount of retained trees from what is originally there. In terms of the unit design itself of the townhouses, they 're fairly straightforward. You sort of have one level with the bedrooms and one level with the living space connected by a stair. The City's watershed has experienced almost two months without significant rainfall, resulting in steadily declining reservoir levels. At the same time, water use has risen to above average levels for this time of year, placing increased pressure on available water supplies. Under Stage 3, reducing outdoor water usage remains voluntary. However, the City residents and businesses are strongly encouraged to reduce consumption and eliminate unnecessary outdoor water use. You can take proactive conservation measures, including the following: avoiding or significantly reducing lawn watering, minimizing irrigation of landscapes, gardens and ornamental plants, using water efficient methods such as hand watering or drip irrigation, limited vehicle washing and other non-essential outdoor use, and fixing leaks and reducing indoor water use where possible. We're also seeking, in 19-2027, temporary public art program. The City of Nanaimo was inviting artists to submit proposals for the 2027 Temporary Public Art Program with projects initiated in 2026 and installed in 2027. Today, I'll walk you through the proposed timeline and give you a sense of our starting point for this budget cycle. At the end of the presentation, we will be looking to the committee for direction on expectations for the draft plan. In February, staff began updating the 10 year project plans. Then last month at the finance and audit committee, we presented the project plan and received direction from the committee. Today, we're looking for direction on the budget. As we move into the next phase, updating our business plans , developing the draft operating budgets, and preparing business cases ahead of budget deliberations this fall. Our goal is to have first three readings of the 2027 to 2031 financial plan completed by the end of December. Under this timeline, the provisional budget would be adopted in early January. From there, staff would continue updating it through April as new information comes in and as Council provides additional direction. Then in April, we would bring forward the proposed final budget for adoption before that May 15th deadline. The current financial plan puts the starting point for 2027 property tax increases at 7.8%. First, next we have a motion to approve. We have three presentations. Thank you, thank you. building with a two-story accessory office component internal to the building with a total gross floor area of 2,146 square meters. The zoning of the property is the industrial I-4 zone. The proposed building will provide enclosed space for storage, assembly, shipping, packing, and administrative areas for the processing of various types of manufactured metal products. The site is mostly vacant with accessory structures on the site that will be removed during the development. The property is largely cleared of vegetation as well with mature trees primarily along Mon Road frontage. The property is designated within the development permit area 8 for form and character and the city's form and character design guidelines apply. The application also includes a variance to reduce the south side yard setback to three meters and if the panel may remember more recently there was the application adjacent to the site I think it was at the last meeting of the panel so this is the site location right next door.
