The Town of Sidney Regular Council meeting on August 10, 2026, will address unfinished business from July 13, including a financial feasibility analysis and stakeholder consultation on density bonus provisions in Zoning Bylaw No. 2275, and a Housing Target Order progress report for July 1, 2025 to June 30, 2026. The proposal is for the development of a four-storey multi-unit residential building containing
a total of 75 apartment dwelling units on the subject property.
•
A zoning amendment is required to change the zoning designation of the eastern portion of
the property from RM6-R to RM7 to allow redevelopment at the proposed density.
•
The proposal is within the range of “bonus density” for the RM7 zone.
•
The following variances are being requested:
O to decrease the minimum front yard setback from 6.0m to 4.7m on the western
frontage of the property, facing Fourth Street;
O to relax the requirement for the siting of a rooftop access structure; and
O to increase the maximum permitted height a rooftop access structure can project
from 4.0m to 4.2m.
•
The proposal is generally consistent with the broader objectives and policies contained
within the Official Community Plan that support multi-unit residential development around
Sidney’s downtown area.
